GENERAL TERMS OF LEASE

 

Payment

 

The booking confirmation becomes a valid booking, when the requested deposit is received. The payment of the booking deposit of 30% of the total booking value including tax must be available and credited to the before indicated account. The remainder of the total rental fee has to be made available 60 days before arrival. As some transactions, such as check payment, require substantial processing time, we request to pay sufficiently in advance.

 

Courtesy Hold

 

If not agreed otherwise, we hold the property for one week after we received the countersigned booking confirmation from the renter. When the payment has not been received by then, we release the courtesy hold.

 

A cancellation request or any changes to your reservation must be submitted in writing.

Cancellations for Booking Period April 15 – December 15.

 

Cancellations received more than 60 days prior to arrival date, the deposit will be refunded less a 15% service fee assessed against the rental contract value. If cancellation is received 60 days prior to arrival date or less, 100% of the rental prices will be forfeited.

 

When a reservation is canceled 60 days prior to arrival or less, refunds for rented properties will only be made if the villa is rebooked for the period of the booking. If a portion of the rental time is rebooked, then a pro-rated refund will be made.

 

Cancellation Policy

 

Cancellations for Booking Period December 15 – April 15 (except holiday periods).

 

Cancellations received more than 90 days prior to arrival date, the deposit will be refunded less a 15% service fee assessed against the rental contract value. If cancellation is received 90 – 61 days prior to arrival date, 50% of the rental prices will be forfeited.

 

If cancellation is received 60 days prior to arrival date or less, 100% of the rental prices will be forfeited. When a reservation is canceled 90 days prior to arrival or less, refunds for the booking will only be made if the property is rebooked for the period of the booking. If a portion of the rental time is rebooked, then a pro-rated refund will be made.

 

Cancellations for Holiday Periods (Christmas, New Year, Holiday Weeks).

Reservations are non-refundable.

 

Any refund due to a customer requested cancellation is subject to a 15% service fee assessed against the rental contract value.

 

Check in/Check out

A private property provides limited services for arrival and departure. Agreed arrival times need to be adhered to in order to minimize waiting times for owners or property managers. Arrival significantly later than the agreed check in times may result in extra charges or may result in a postponed check in next day. Late check outs might be possible, if there is no party following the same day, otherwise 10:00 am is the latest time to depart.

 

General Terms

Your contractual partner for fulfillment is the owner of the property, or the property management company. changes to the property can occur due to improvements/modifications, or impact of weather, service availability of electricity, water, and communication suppliers.

 

Therefore, we cannot guarantee every feature and function at all times.

We also cannot be hold responsible for environmental influences, such as weather, noise levels, availability of public services, and security. We try our best to inform you, and to assist you in case of potential problems and conflicts.

No refunds due to before-mentioned conditions.
